Frequently Asked Questions

Straight answers about how we work, who we represent and what to expect.

What does Grid Real Estate Advisors do?

Grid is a boutique Manhattan commercial real estate brokerage focused exclusively on tenant representation. We help companies find, evaluate and negotiate office space, whether that means a first office, a relocation, an expansion, a renewal or a more complex lease negotiation.

Do you represent landlords or tenants?

Tenants only. We don’t represent landlords or list buildings, so our advice is never shaped by a property we need to fill. Our job is to find the right solution for your business and negotiate the best possible terms on your behalf.

Who do you work with?

Companies of all sizes and across every industry, from startups opening their first office to established firms with complex requirements. Our clients include law firms, financial firms, design studios, media and creative agencies, non-profits, medical practices, showrooms and more.

What types of transactions do you handle?

New leases and first offices, relocations, expansions, renewals and early renegotiations, downsizing and right-sizing, and specialty spaces such as showrooms, medical offices and storage. If it involves a company leasing space in Manhattan, we can help.

How are you compensated?

In most transactions, our fee is paid by the landlord as part of the lease, so there is typically no direct cost to you for our representation. We’ll explain how it works up front, before you commit to anything.

When should a company bring in a tenant broker?

Earlier than most people think. Ideally 12 to 18 months before your lease expires, or as soon as you know you’ll need more space, less space or a different location. Starting early gives you time to explore the market and creates real leverage, including the option to renegotiate where you are.

What neighborhoods do you cover?

All of Manhattan, from Flatiron, NoMad and SoHo to Grand Central, Midtown, Hudson Yards, Chelsea, Lower Manhattan, Harlem and everywhere in between.

How does the process work?

We start by understanding your needs: headcount, budget, timing, location and must-haves. Then we survey the market, including listed and off-market options, tour the best fits with you, compare the true cost of each option side by side and negotiate the deal. We stay involved through lease review, build-out and move-in.

How long does a typical search take?

It depends on the size and complexity of the requirement, but many searches take a few months from the first conversation to a signed lease, plus time for any build-out before move-in. Larger or more specialized spaces can take longer, which is why we recommend starting early.

What makes Grid different from larger brokerages?

You work directly with our founder, from the first call to move-in, not a junior team. As an independent, tenant-only firm, we have no buildings to fill and no conflicts, just experienced representation, honest advice and a team that’s personally invested in your result.
